1. I intend to acquire a land for construction. What should I take into account?

There are many criteria for choosing a land:

  • LOCATION - the geographical area you want, access and surroundings
  • REGISTER - if you want to build, the land should be of the Urban type, if possible check if the land area coincides with the land register (building register and registry of the conservatory), and if it differs by 5% (according to articles n. 28, 3, and 28-A, letter b) of the Land Registry Code) require the updating of the areas
  • DIMENSION - check if you have the area you want
  • FRAMING - insulated, twinned, in drawer, of how many fronts, how many floors
  • EXPOSURE - solar orientation, exposure to wind, maritime proximity
  • PDM - consult the PDM (Municipal Master Plan) and verify the type of land use, the urban alignments among other references

2. I intend to acquire a space of commerce / service / housing. What should I take into account?

In order to purchase a trade/service space, the following must be taken into account:

  • LOCATION - the geographical area you want, access and surroundings, people's flow
  • REGISTER - check if the use of the space is appropriate or if it is licensed (see also the condominium), if possible check if the land area coincides with the land register (building register and registry of the conservatory), and if it differs by 5% (in accordance with articles n. 28, 3 and 28-A, letter b) of the Land Registry Code) requires the updating of the areas
  • DIMENSION - check if you have the area you want, test the layout of the furniture in the occupation of the space
  • FRAMEWORK - relationship with the exterior/interior and/or with neighbors, natural lighting and ventilation
  • INFRASTRUCTURES - Check the quantity and quality of the electricity, telecommunications, sanitation and water/gas networks in the respective compartments (in used spaces, ask for the last invoice of each to have the contract numbers)
  • BUILDING ELEMENTS - Check structures, floors, walls and ceilings, frames, windows, doors, locks and rails (if it is for restoration, check ventilation net and grease separator), sanitary ware and equipment
  • CONDOMINIUM - speak to the condominium about the activity you want to install
  • PERMITS and EC - apply for the habitability license and the energy certificate
  • BUDGET - €€ Fraction (with or without works included) + € IMT + €€ Tax Stamp + €€ Writing = €€ Purchase

3. I intend to rise a building/house. What should I do?

If you are a landowner/lot and want to build a building/villa, please note the following:

  • TOPOGRAPHY and REGISTER - request a topographic survey and verify that the land area coincides with the land register (building register and registry of the conservatory), and if it differs by 5% (according to articles n. 28, 3 and 28-A, letter b) of the Land Registry Code) shall update at the finances and/or the conservatory
  • PROJECTS - consult an architect and request their services for projects development

4. What projects are necessary for a building work?

The required projects, according to Portaria n.113 of April 22, 2015, are those of architecture and specialties, developed by architects and engineers, being:

  • ARCHITECTURE:
    • General design with plants, sections, elevations, constructive details
    • Accessibility plan
    • Horizontal property plan (for collective building)
    • Plan of exterior arrangements (in extensive permeable areas requires a landscape architect - inquire the City Hall)
    • Cessation plan (if necessary)
  • SPECIALTIES:
    • Stability design, including excavation and peripheral containment
    • Project of building networks and sanitation
    • Rainwater project
    • Electricity supply and distribution project, when required, under the terms of the law
    • Gas installation project, when required, under the terms of the law
    • Telecommunications Infrastructure Project
    • Electrotechnical sheet
    • Thermal behavior study project in accordance with ordinance n.349-C of December 2, 2012
    • Issuance of PCE (pre-certified energy)
    • Design of electromechanical installations
    • Fire Safety Design or Safety Data Sheet
    • Acoustic packaging design

5. I already have architectural projects and specialties and I intend to move to work. What should I do?

Before starting the work you should take into account the following:

  • PROJECTS - make sure you have all the necessary projects for the construction
  • LICENSE - make sure that the projects are properly licensed, when choosing the contract ask the issuance of the works permit
  • SPECIFICATIONS - must have with it a map of measurements and quantities that specify all work to be carried out in construction - this list will be important when requesting quotes from contractors
  • CONTRACTORS - ask at least 10 budgets to companies of different statutes
  • TECHNICAL SUPPORT - consult an architect and request his services: project audit, architecture project measurements, budget estimation, contract assignment advice, construction supervision
