2. I intend to acquire a space of commerce / service / housing. What should I take into account?

In order to purchase a trade/service space, the following must be taken into account:

  • LOCATION - the geographical area you want, access and surroundings, people's flow
  • REGISTER - check if the use of the space is appropriate or if it is licensed (see also the condominium), if possible check if the land area coincides with the land register (building register and registry of the conservatory), and if it differs by 5% (in accordance with articles n. 28, 3 and 28-A, letter b) of the Land Registry Code) requires the updating of the areas
  • DIMENSION - check if you have the area you want, test the layout of the furniture in the occupation of the space
  • FRAMEWORK - relationship with the exterior/interior and/or with neighbors, natural lighting and ventilation
  • INFRASTRUCTURES - Check the quantity and quality of the electricity, telecommunications, sanitation and water/gas networks in the respective compartments (in used spaces, ask for the last invoice of each to have the contract numbers)
  • BUILDING ELEMENTS - Check structures, floors, walls and ceilings, frames, windows, doors, locks and rails (if it is for restoration, check ventilation net and grease separator), sanitary ware and equipment
  • CONDOMINIUM - speak to the condominium about the activity you want to install
  • PERMITS and EC - apply for the habitability license and the energy certificate
  • BUDGET - €€ Fraction (with or without works included) + € IMT + €€ Tax Stamp + €€ Writing = €€ Purchase
